Olga Someras is Of Counsel at Kucker Marino Winiarsky & Bittens, LLP, and focuses her practice on regulatory compliance, rent stabilization, landlord-tenant litigation, and complex housing and general commercial law matters affecting property owners and developers across New York City. She advises institutional property owners, developers, landlords, and other real estate stakeholders on a broad range of litigation, transactional, and operational issues affecting both commercial and residential properties.

With over a decade of experience in both litigation and policy, Olga advises clients on a wide range of legal issues involving residential and commercial landlord-tenant proceedings, Article 78 proceedings, DHCR proceedings, rent overcharge claims, and regulatory enforcement actions. She is well known in the industry for her ability to navigate overlapping legal frameworks and distill complex policy shifts into practical, actionable guidance. Olga understands the regulatory and business pressures facing New York property owners and operators and approaches matters with a practical, strategic mindset.

Before joining the firm, Olga served as General Counsel to the New York Apartment Association (formerly the Rent Stabilization Association), where she provided legal and legislative analysis on behalf of thousands of property owners and testified before state and local government bodies on housing and rent regulation issues. During her tenure, she advised and oversaw RSA’s litigation strategy on behalf of residential property owners, including Chrysafis v. Marks, 141 S.Ct. 2482 (2021), wherein RSA secured a landmark victory at the Supreme Court of the United States by obtaining a stay of enforcement of New York State’s eviction moratorium on the basis of its unconstitutional infringement of landlords’ due process rights.

Olga is actively involved in New York’s legal and real estate communities. She currently serves on the Judiciary Committee for the New York City Bar Association, which evaluates candidates for election, reelection, or reappointment to judicial office in New York City. She has previously served on the Housing Advisory Council of the Civil Court of the City of New York, where she contributed to the evaluation of Housing Court judges and the improvement of court operations. Olga is also a frequent speaker at CLEs, legislative briefings, and industry events, and has appeared on Fox, CBS, and ABC to discuss issues affecting property owners’ rights, and has been quoted in the New York Post, Crain’s, The Real Deal, City and State, and Law360.

In addition to her legal work, Olga is a co-founder and President of Hellenic Heart for Kids, a 501(c)(3) nonprofit organization dedicated to raising funds and awareness for children in Greece and Cyprus who require life-saving medical treatments only available in the United States. Through the organization, she has helped connect critically ill children and their families with the resources and care they need during some of the most difficult moments of their lives.

She earned her J.D. from Georgetown University Law Center and her B.A. from New York University. Olga is admitted to practice in New York State, the U.S. District Courts for the Southern and Eastern Districts of New York, and the Supreme Court of the United States.
